Tesoro Highlands was designed as a collection of distinct residential neighborhoods rather than one uniform tract. The result is an unusually broad mix of homes within a single hilltop master plan—from contemporary Lennar residences and expansive Toll Brothers luxury homes to four age-qualified 55+ neighborhoods centered around The Oasis.
Public master-plan references often describe Tesoro Highlands as having approximately 11 neighborhoods. The clearly documented named collections include Arches, Montilla, Avila, Campana, Bella Terra, Alta Monte, Sierra Bella, Toscana, Estrada and Paseo. Some of the active-adult neighborhoods were also built in later phases, which is one reason neighborhood totals can be described differently depending on the source.
For buyers today, the most useful distinction is between neighborhoods where builders still have new homes available and neighborhoods that are now primarily resale opportunities. That difference affects pricing, incentives, lot choice and how a purchase should be approached.

Avila's larger homes sit within the shared gated area near Arches, Montilla and the Toll Brothers collections. Original plans featured three-bay tandem garages, California rooms, second-floor bonus areas and, in the largest design, a private first-floor suite with its own entrance.

Campana was among the first Tesoro Highlands collections to open. Its plans emphasized open layouts and flexible living space, with options ranging from a roughly 3,100-square-foot three-bedroom design to homes approaching 3,900 square feet with five bedrooms.

The age-qualified side of Tesoro Highlands is not a single collection. It includes Sierra Bella, Toscana, Estrada and Paseo, all connected to the dedicated Oasis recreation center and its resort-style active-adult amenities.
Sierra Bella remains the primary builder-sale opportunity, while Toscana, Estrada and Paseo are established neighborhoods where availability is generally through resale.
Single-story homes • approximately 2,205–2,336 sq. ft.
Toscana was delivered in two phases using the same three single-story designs. Homes include an office and California room, making the collection attractive to active-adult buyers who want one-level living with useful flex space.
Single-story homes • approximately 2,347–2,573 sq. ft.
Estrada offers some of the larger single-story homes within the Villas, with California rooms, two-car garages and select office layouts. The combination of larger floor plans and dedicated active-adult amenities makes it a distinctive resale option.
Single-story homes • approximately 2,221–2,680 sq. ft.
Paseo's three original plans are all single-story, and two designs incorporated casita or multi-generational suite concepts. Builder sales are complete, so buyers interested in Paseo should watch the resale market for opportunities.

Buying a new Arches or Montilla home is a different transaction from buying an established Avila resale or a 55+ home in Toscana. Builder incentives, lot premiums, design selections, resale upgrades, HOA documents and special-tax obligations can all affect the real cost of ownership.
