Tesoro Highlands is a newer master-planned community positioned on the hills above Tesoro del Valle in northern Valencia and Santa Clarita. The elevated setting gives the neighborhood a very different feel from many established Valencia communities, pairing newer gated streets with broad views, open space and a large trail system.
The overall plan covers approximately 1,270 acres and calls for roughly 820 homes across about 11 neighborhoods. Lennar and Toll Brothers have developed the primary collections, with a mix of traditional single-family neighborhoods, large luxury homes and a dedicated group of age-qualified communities known as the Tesoro Highlands Villas.
By 2026, much of the community has moved from early construction into its later buildout stage. Several original neighborhoods are complete, while buyers can still find new construction and quick move-in opportunities in collections such as Arches, Montilla, Sierra Bella, Bella Terra and the final homes at Alta Monte.
The Retreat is the primary recreation center planned for Tesoro Highlands residents outside the age-restricted Villas. The community concept includes a clubhouse, resort-style pool and spa, fitness and recreation spaces that add a resort-oriented layer to everyday life in the neighborhood.
Local 2026 community updates describe The Retreat as nearing completion, with opening timing still subject to change. Buyers should verify current access and operating status with the applicable HOA before relying on any amenity schedule.
The Oasis is the dedicated recreation center for residents of Tesoro Highlands' age-qualified Villas. Unlike The Retreat, which is intended for the broader community, The Oasis is reserved for the 55+ neighborhoods and is designed around active-adult recreation and social life.
Amenities associated with The Oasis include a clubhouse, pool, fitness center, pickleball courts, putting green, outdoor gathering areas and other recreation features. The four 55+ neighborhoods are Sierra Bella, Toscana, Estrada and Paseo, all within a gated active-adult setting.
Tesoro Highlands includes both completed and actively selling neighborhoods, from low-maintenance 55+ homes to large gated luxury residences. The individual collections differ substantially in floor plan, scale, age qualification, homesite character and builder.
The hilltop setting and trail network are among Tesoro Highlands' strongest lifestyle features. Approximately 22 miles of improved trails are planned through the development, giving residents access to walking, hiking and biking routes while preserving a stronger connection to the surrounding hillsides than many suburban communities offer.

Tesoro Highlands sits above the established Tesoro del Valle area in northern Valencia, giving residents convenient access to everyday shopping, restaurants, medical services and recreation throughout the Santa Clarita Valley while maintaining a more elevated residential setting.
Toll Brothers identifies the community with the Saugus Union and William S. Hart school districts. Tesoro del Valle Elementary is nearby, while secondary school assignments depend on current district boundaries. Buyers should verify the assigned schools for any specific property directly with the applicable district.
Tesoro Highlands is not one uniform subdivision. A Sierra Bella buyer is making a very different decision from someone comparing Arches, Montilla or a Toll Brothers luxury homesite. Age restrictions, gate access, recreation rights, HOA structure, floor-plan scale, homesite premiums and future resale competition can all vary by neighborhood.
New-construction incentives, builder financing, lot premiums, included upgrades, HOA dues, special taxes and move-in timing can also change quickly. If you're considering a builder home, it is useful to have independent representation before your first registration or model-home visit.
